Refinance and Home Equity Options

  • Rate-and-term refinance: a new rate, a new term, or both.
  • Cash-out refinance: replace your mortgage with a larger one and take the difference in cash. Conventional and FHA loans usually allow up to 80% of your home’s value. VA cash-out can go higher for eligible veterans.
  • VA IRRRL (streamline): lower the rate on your current VA loan, usually with less paperwork. See VA home loans near Fort Knox.
  • FHA streamline: a simpler refinance for current FHA loans.
  • HELOC: keep your current mortgage and rate, and borrow against your equity as you need it. Rates are usually variable.
  • Home equity loan: a one-time lump sum with a fixed rate and payment, alongside your current mortgage.

Not Sure Which Option Fits? Answer a Few Quick Questions

Cash-Out Refinance or HELOC?

If your current rate is lower than today’s rates, a HELOC or home equity loan lets you keep it. If today’s rates are lower, or you want one simple payment, a cash-out refinance may make more sense. We’ll price both so you can compare.

Refinance FAQ

When does refinancing make sense?

When your savings cover the closing costs within the time you plan to stay in the home. We’ll run that math for you.

How much does it cost to refinance?

Usually about 2% to 5% of the loan amount. Some costs can be rolled into the new loan.

How much cash can I take out?

Usually up to 80% of your home’s value with conventional and FHA loans, minus what you owe. VA cash-out can go higher for eligible veterans.

What’s the difference between a HELOC and a home equity loan?

A HELOC is a line of credit you draw from as needed, usually at a variable rate. A home equity loan is a lump sum at a fixed rate.

Will refinancing hurt my credit?

A credit check can cause a small, temporary dip. Rate shopping within a short window usually counts as one inquiry.
